Hi, I'm Robert.
I built Simple Landlord Tools because I kept seeing independent landlords stuck between two bad options: expensive property management software built for portfolios of hundreds of units, or scattered free templates that looked unprofessional and left out details that actually matter. Simple Landlord Tools is my attempt at the option in between—professional, reliable paperwork tools that don't cost a monthly fee or require a training manual.
To give independent landlords professional, reliable paperwork tools without the cost or complexity of enterprise property management software.
Why I Built This
🧾 Paperwork shouldn't feel like a liability
A sloppy rent receipt or a rental agreement missing a key term can turn into a real problem later. Every tool here is built to produce something you'd feel comfortable handing to a tenant or keeping in your records.
💸 Independent landlords aren't a big property company
Most of the landlords I built this for own a handful of units, not a portfolio. They don't need (or want to pay for) software built for property management companies.
🖨️ Use it your way
Every tool works with no account and no sign-up—fill it in, print it, done. If you want to keep records over time, the free Landlord Portal is there when you're ready for it, not before.
🌱 Never finished
This site is built tool by tool. Each one is tested and refined before I move to the next, and the list keeps growing based on what real landlords actually ask for.
The Journey So Far
Something between a law firm and a subscription
I wanted to build the tools I wished existed: documents built specifically for independent landlords, professional enough to trust, simple enough to use without training.
Starting with the essentials
Rental Agreement, Rent Receipt, and Rental Application came first—the documents nearly every landlord needs, no matter how many properties they own.
Notices, inspections, and deposits
The Notice Center, Move-In / Move-Out Inspection, Security Deposit Receipt, Lease Addendum, Payment Schedule, and Tenant & Move-In Report followed, covering the paperwork landlords need throughout the life of a tenancy, not just at move-in.
A place to keep it all
For landlords who wanted more than one-off documents, I built the free Landlord Portal—a private place to track properties, tenants, rent payments, expenses, and every document generated along the way.
A Tenant Login, too
Paperwork involves two people. Tenants invited by their landlord can now sign in to submit maintenance requests directly, keeping that communication in one place instead of scattered texts and emails.
More tools, same principles
The list of tools keeps growing, and the core promise doesn't change: every tool stays free to use, no account required, built for landlords who'd rather spend time on their properties than on paperwork.
